Q: What must I bring with me to tour an apartment?

A: A valid Government issued Photo ID is required to view an apartment.

Q: What are the income and credit qualifications?

A: Rent may not exceed 33% of gross income. All applicants must successfully complete a credit check and criminal background check.

Q: What kind of pets do you allow? Do you permit exotic pets?

A: Dogs, cats and birds. Breed restrictions apply. Exotic pets not allowed.

Q: How many pets may I have?

A: Maximum of 2 pets are allowed per apartment.

Q: Are there any deposits, special fees, or monthly charges to have a pet?

A: A Non-Refundable pet fee of $450 is due at move-in, $25 monthly pet rent, this covers up to (2) pets.

Q: What are your fees and monthly charges?

A: Non-Refundable application fee of $125 for the first applicant, $75 for each additional applicants 18 years and older; A $350 Administration Fee is required at move-in. Security Deposits start at $400 for a 1 Bedroom, $500 for a 2 Bedroom and $600 for a 3 Bedroom Apartment with approved credit; A One-time fee of $60 is required at move-in for the activation of the Alarm and Cable. A Monthly Utility package includes water, valet trash, 140 channels of digital cable with the free equipment and intrusion alarm. The cost of this package is $125 for a 1 Bedroom, $130 for a 2 Bedroom, $135 for a 3 Bedroom. Residents are responsible for Electric, Wi-Fi, and upgrades to their cable package.

Q: What is acceptable form of proof of income?

A: 3 recent Paystubs, 3 Month recent bank statements, a notarized letter from your employer on company letterhead, or a recent Tax return.

Q: What happens if I qualify for an apartment, but my roommate does not?

A: If all applicants do not qualify for the apartment then the entire application is denied.

Q: Is my security deposit refundable?

A: Yes, less any charges for damages or past due rents.

Q: Can I change to a month-to-month lease when my lease expires?

A: Yes, you may go Month to Month, A $250 Month to Month premium will apply

Q: How long is the term of the lease?

A: We offer a variety of lease terms from 7 to 24 months; premiums apply to leases less than 13 months.

Q: Do you allow short term leases?

A: 7 Months is our shortest lease term.

Q: Am I required to have renter’s insurance?

A: Renter’s insurance is not required, but we strongly recommend it.

Q: Do you offer furnished apartments?

A: No, but we do have preferred status with a company that can handle these requests should you so desire.

Q: Do you offer corporate apartments?

A: Yes, we do participate with corporate placement organizations.

Q: If something needs to be repaired in my apartment, how do I report it?

A: You may call the leasing office during business hours to report any issues in your apartment home to dispatch maintenance.  For those with after hour emergencies, there is an answering service to contact the on-call maintenance technician. There is also a resident portal where routine requests may be emailed directly to a member of our Staff.

Q: When is my rent payment due?

A: Rent is due on the 1st day of the Month, Rent received after 9AM on the 4th is considered late. A $125 late fee will be applied.

Q: Will you accept electronic payments from my bank?

A: Yes, you may set this up through our Resident Portal.

Q: Is there a place where I can pay my rent after office hours?

A: Yes, we have a drop box set up at the side door of the leasing office, 24/7 access.

Q: There is a person who might be staying with me for a while, is that permitted by the lease?

A: Not without completing our applicant screening process.

Q: Do you have reserved parking?

A:  No, all our Apartments have attached one car garages, and private driveways. Additional parking is available through-out the property.

Q: I have a motorcycle, where can I park it?

A: we required motorcycles to be garage kept.

Q: My children live with me in the summer; do I need to notify your office when they arrive?

A: Yes

Q: Do you have cable services?

A: Yes, we currently have Comcast/Xfinity servicing our community.

Q: Does the property have a fitness center?

A: Yes, it is accessible 24 hours a day.

Q: Does the property have a swimming pool?

A: Yes, our property has a heated swimming pool.

Q: Does the property offer on-site recycling?

A: Yes, we have a designated recycling area.

Q: Are gas grills permitted at your property?

A: Yes, grills are permitted on 1st floor patios, grills are prohibited on second floor balcony’s.

Q: Is there any additional storage space available at your property?

A: No.

Q: Are residents permitted to paint their apartment?

A: Yes, but residents must restore walls to their original color upon move out or they will be charged accordingly.

Q: Will you accept my delivery packages for me?

A: Yes, the leasing office will accept packages for you.

Q: Do you have a list of a Corporate Advantage Program?

A: No, but we have a discount program for local, state, military, teachers, and hospital employees.
